Smoke Alarm Services NSW have a tailored program offering Residential Rental Property Annual Smoke Alarm Servicing. Our Annual Maintenance Plan price of $89 for one dwelling includes;

  • Carry-out annual smoke alarm compliance inspections to ensure smoke alarms are compliant according to the updated Residential Tenancies Regulation (NSW) that came into effect on 23rd March 2020

  • Inspect the property and determine the correct amount and location of smoke alarms

  • Check the alarms expiry date, clean the alarm, and replace 9v batteries

  • Test the alarms with artificial test smoke

  • Check and record sound decibel levels

  • If we find any out of date or defective smoke alarms, or if you require any additional smoke alarms to comply with current NSW legislation, these will be supplied and installed free of charge

  • Issue a smoke alarm compliance report detailing full compliance is met 

  • Unlimited free callouts to the property if alarms are beeping or if faulty alarms require attention

HOME SELLERS COMPLIANCE INSPECTION $59

Smoke Alarm Services NSW offers a comprehensive Home Seller’s Smoke Alarm Compliance Inspection Service that will assist in meeting your obligations as a Home Seller.

Laws For NSW Property Owners

The Environmental Planning and Assessment Amendment (Smoke Alarms) Regulation 2006 requires owners of new and existing houses, townhouses, and units (homes) to ensure that smoke alarms are installed in their residences.

How Does This Affect Sellers?

Persons intending to sell their homes who enter into a Contract on or after 1 May 2006 are legally required to have installed smoke alarms in the property they are selling.

How Does This Affect Buyers?

The Conveyancing (Sale of Land) Regulation 2017 states that buyers entering into a contract to purchase a residential property should make sure that the seller has included a 'Warning Statement' regarding Smoke Alarms in the prescribed form in the Contract. Buyers should check the property to ensure that complying smoke alarms have been fitted.

 

For only $59 the service includes;

  • Inspect the property and determine the correct amount and location of smoke alarms

  • Inspect the alarms expiry date, clean the alarm and replace 9-volt batteries

  • Test the alarms with artificial smoke and check sound decibel levels

  • Provide the Seller or Agent a smoke alarm compliance report following the inspection and service.

 

After inspecting and testing your smoke alarms, if we find any out of date or defective, or if you require any additional smoke alarms in order to comply with current NSW legislation, these can be supplied and installed at the following discounted rates

Replace existing and/or install new 9V replaceable battery alarm $29 each

Replace existing and/or install new Lithium-ion non-removable battery alarm (10yr rated) $49 each

Replace existing 240V with 9V replaceable back-up battery alarm $79 each

Replace existing 240V with Lithium-ion non-removable back-up battery alarm (10yr rated) $99 each

MAINTENANCE PLAN UPGRADES

In addition to the minimum legal requirement of one smoke alarm per level of your home, Smoke Alarm Services NSW recommends installing smoke alarms in all bedrooms, living spaces, hallways and stairs.

Upgrades available include Smoke Alarms with a 10-year Lithium-ion battery and/or wireless interconnected alarms.

INSTALL ADDITIONAL SMOKE ALARMS

SASNSW can supply and install additional smoke alarms in all areas of your home.

 

Two alarm types are available, the 1st is a 9v battery alarm (12 mth rated).

The 2nd alarm is powered by a Lithium-ion non-removable battery (10-year rated) that lasts the life of the alarm, no further battery installation or replacement is necessary with this alarm.

UPGRADE / REPLACE ANY EXISITING 240v/9v MAINS POWERED SMOKE ALARMS

Another upgrade worth considering is to upgrade any existing 240v/9v smoke alarms with a 240v 10-year non-removable Lithium-ion back-up battery smoke alarm.

 

No further back-up battery installation or replacement is necessary with this alarm.

INSTALL WIRELESS (RADIO FREQUENCY) INTERCONNECTED ALARMS

For the ultimate home protection currently available SASNSW can supply and install Wireless (RF) Interconnected alarms, meaning if one unit is triggered, all interconnected alarms will sound.

Wireless interconnectivity allows for easy interconnect setup and eliminates the need for expensive rewiring.

Each smoke alarm can be used in different locations through the house – including bedrooms, living areas, kitchens and hallways. Price includes supply, install and programming of alarms.

These alarms are both 240v or battery powered.

The 240-volt alarm has either a 12 month or 10 year back up battery.

The battery powered alarm comes with either a 12-month replaceable battery or a 10 year non replaceable battery.

For all interconnected smoke alarm requests, a property inspection is completed and then a quote will be provided.
